What a local would tell you
Tequesta is the last Palm Beach County address before the Martin County line, and that is exactly how buyers use it: county services and county schools of Palm Beach County, with the scale and quiet of the Treasure Coast. The village reports a median age of 46.4 and about 6,200 residents on its own community profile.
The Loxahatchee River is the pricing engine. Fixed bridges, dock permitting and river versus intracoastal access separate otherwise similar houses by a wide margin, and buyers moving here from outside the area routinely underestimate that.
It is small. A handful of sales in a quarter moves the median, so anyone reading Tequesta figures should look at the year alongside the month, which is how we publish them.
Getting around
Tequesta sits on US-1 with I-95 access at Indiantown Road in Jupiter, and the Brightline station in West Palm Beach is the nearest rail. Palm Beach International Airport is the closest major airport.
Taxes and assessments
Millage is set by the Village of Tequesta together with Palm Beach County; the Palm Beach County Property Appraiser publishes the current rates. Special-district and non-ad valorem assessments are billed on top of that and vary by community, so the only number worth relying on is the actual bill for the actual address. Ask us and we will pull it before you write an offer. This is general information, not tax advice.
Buying here while selling somewhere else
Most people relocating to Tequesta have a home to sell first, and the order you do it in decides your negotiating position on both ends. That is the part we are genuinely useful for. See the Tequesta market report for the current figures, and what living here is actually like.
What a website will never know about your Tequesta home
No automated estimate can read a renovation, a lot line, dock access or the condition of a roof. Gia Freer, our Broker of Record, prepares a written opinion of value by hand from recent Tequesta sales, and sends you the sales she used so you can check her work.
Selling first and buying here second? Tell us both sides and we will sequence them with you rather than guessing.
