24% of the houses that sold in Port St. Lucie this year were built 2023 or later. No other market we cover looks like that. In Tradition, Verano and Riverland, the buyer walking through your house has already walked through a model home with a warranty, a design-center allowance and a rate incentive. That does not make your house unsellable — resale houses closed at a median of $225 per square foot citywide — but it does mean the asking price has to answer the builder's offer.

Port St. Lucie has been the fastest-growing large city in the country for five consecutive years, reaching 268,062 residents as of July 1, 2025 per U.S. Census Bureau Vintage 2025 estimates. Cleveland Clinic Tradition Hospital and HCA Florida St. Lucie Hospital anchor the employment base, Clover Park in St. Lucie West hosts New York Mets spring training, and the city council has reduced the municipal millage rate for ten consecutive years, to 4.9750 mills for fiscal 2025-26. The total combined millage inside the city is still 22.3097 on 2025 rates published by the St. Lucie County Economic Development Council from Property Appraiser data — higher than Palm Beach or Martin counties, which is worth knowing when you talk to a buyer moving north.
