Palmetto Bay is a village of single-family houses on larger lots along Old Cutler Road and US-1 in south Miami-Dade, incorporated in 2002, with Biscayne Bay and the Deering Estate on its eastern edge. Condominiums are rare enough here that the direct feed does not support a separate figure, so this is a houses market, and the owner's questions are those of a house on a big lot near the bay: roof, insurance, trees, flood zone and permits.

Trees, canopy and storm preparation
Palmetto Bay's mature canopy is one of the reasons people live here and one of the things that occupies an owner before hurricane season. Tree work near structures and power lines, drainage on a large lot and the condition of fences and screen enclosures all affect what a storm does to a property and what an insurer pays afterwards.
