Why Port St. Lucie produces more of these than the coast

This is a mortgage-dependent market with a lot of very recent purchases. Cash accounted for a minority of this year's house sales here, and FHA and VA loans a substantial share, which means many owners bought with little money down. Add a new-construction purchase at a peak price, a CDD assessment on the tax bill and an insurance increase, and the gap between the payoff and the market can open quickly even in a market where prices have not dropped.

What is a short sale?

A sale where the lender agrees to accept less than the balance owed and release the lien so the sale can close. The lender has to approve the price, the buyer and the costs, which is why these take longer than an ordinary sale and why the paperwork package matters more than the marketing.

Do I have to be behind on payments to do a short sale?

Not necessarily. Lenders generally require a documented hardship rather than a specific number of missed payments, and the requirements differ by lender and by loan type. Bring us the loan details and we will tell you what that servicer actually asks for.

Will a short sale cost me anything?

In a standard approved short sale, the lender typically pays the brokerage commission out of the proceeds. Tax and credit consequences are real and are specific to you: talk to a CPA and a Florida real-estate attorney. We are a brokerage, not your lawyer or your accountant.

How long does a Port St. Lucie short sale take?

Longer than a regular sale, and the range depends on the servicer, whether there is a second lien, and how complete the first submission is. The single biggest cause of delay is an incomplete package, which is the part we control.
