North Miami appeals to people who want an established, central northeast location with bay access and a shorter trip to downtown Miami, Aventura or Broward than the far suburbs allow, at prices below the coastal cities next door. Location and getting around

The city runs between Biscayne Boulevard (US-1) on the east and Interstate 95 on the west, with NE 125th Street as its main commercial spine. Biscayne Bay, Oleta River State Park and the Florida International University Biscayne Bay Campus sit on the eastern side. Downtown Miami is south along Biscayne or I-95; Aventura and the beaches are north and east; Broward is a straight run up I-95.

Drive the routes that matter to you at your real hours. Biscayne Boulevard and I-95 behave very differently at 8 a.m. than at noon.

Buying an older house: budget the inspection period properly
