Homeowners are starting to ask an AI, not a friend, who should list their home. Every month PBP Real Estate asks Google's AI Mode the same 15 seller questions across Palm Beach, Broward and Miami-Dade counties, 3 times each, and records who it names. This page publishes what the answers look like, including where we stand ourselves.

Where PBP Real Estate stands

Named in 2 of 15 questions in at least one sample, stable in 0. This first edition was captured on September 16, 2026, nineteen days after the current pbprealestate.com went live on August 28, 2026, so the Index tracks our AI visibility from the start of the new platform rather than from an established position. We publish our own number for the same reason we publish our closed transaction count: a claim you can check is worth more than one you cannot. The target is stable presence in the probate, short-sale and pricing questions where our published work is deepest. Progress, or the lack of it, appears here every month.

Method

  1. Surface: Google AI Mode (udm=50), logged out. No account, no search history, no location override beyond the city named in the question.
  2. Questions: 15 fixed seller-intent questions covering Palm Beach, Broward and Miami-Dade counties plus one regional question. The wording is published above and does not change between editions except by addition.
  3. Sampling: each question asked 3 times on the same day; 45 answers recorded in this edition.
  4. Counting: every brokerage or team named in an answer is recorded once per sample. Stable = named in at least 2 of 3 samples for that question. Tiers count the questions in which a brokerage is stable.
  5. Review: the capture is automated; the entity list and this page are reviewed by a person before publication. AI answers are non-deterministic, so a single edition is a snapshot, not a ranking.

Next edition: October 14, 2026. The question set will extend to Martin and St. Lucie counties from the next edition so all five counties PBP Real Estate serves are covered.

A brokerage counts as "stable" for a question only when it is named in at least 2 of the 3 answers.

Why publish tiers and counts but not the brokerage names?

Because the answers change between samples. Naming a brokerage as "number one" on the strength of an AI answer that disappears on the next refresh would mislead homeowners, and it would be unfair to the brokerages. We publish the structure of the answers, our own position, and the method, so anyone can repeat it.

No. 78% of the brokerages named in this edition appeared in a single sample and were gone on the next. An AI answer is a starting list, not a recommendation. Ask any agent for their closed transactions, their reviews on a platform they do not control, and how they arrive at an asking price.
