Homeowners have started asking an AI, not a neighbor, who should list their home. PBP Real Estate, LLC today published the first edition of the South Florida AI Visibility Index, a monthly, public measurement of which real estate brokerages Google's AI Mode names when a seller in Palm Beach, Broward or Miami-Dade County asks that question.
The first edition asked Google's AI Mode 15 fixed seller questions, such as "best real estate agent to sell my house in Boca Raton FL" and "probate real estate agent Palm Beach County," three times each on the same day, logged out, with no search history. The 45 recorded answers named 108 different brokerages and teams. The findings:
- Only 2 brokerages were named consistently in 5 or more of the 15 questions.
- 78 percent of the brokerages named appeared in one answer and vanished when the identical question was asked again.
- Of 233 question-level mentions, 35 (15 percent) were stable, meaning the brokerage was named in at least 2 of 3 identical asks.
- In 2 of the 15 questions, including "best real estate agent to sell my house in Boca Raton FL," the AI gave a different list every time, so no brokerage was recommended consistently at all.

"If Google's AI gives you a different list every time you ask, it is not recommending anyone. It is guessing," said Gia Freer, Broker of Record and co-owner of PBP Real Estate. "Homeowners deserve to know that before they treat an AI answer as a referral."
The Index publishes tier counts and per-question results, not ranked competitor names. PBP Real Estate reports its own position in the same table: named in 2 of 15 questions in at least one sample, stable in none. The first edition was captured 19 days after the firm's rebuilt website went live on August 28, 2026, so the Index tracks the brokerage's AI visibility from the start of the new platform.
"We publish our own number for the same reason we publish our closed transaction count. A claim you can check is worth more than one you cannot," said Grant Freer, co-owner and Broker Associate. "Every month the question set, the sampling and our own score go back on the page, up or down."
The full method, the 15 questions and the county-by-county results are published at pbprealestate.com/ai-visibility-index. The second edition is scheduled for October 14, 2026 and will extend the question set to Martin and St. Lucie counties, covering all five counties the firm serves.
