Palm Beach County operated as a two-speed market in Q2: a tightening, appreciating single-family market alongside a cash-dominated condo environment. The county's overall cash share ran 13 to 16 percentage points above Broward's in each month of the quarter.

Important limitation: cash share identifies the method of purchase—not whether a transaction involved probate, an inherited property, an investor or a downsizer. It is a market-structure signal, not a count of estate sales.

Palm Beach single-family prices rose as supply tightened

The Palm Beach County single-family median advanced from $650,000 in April to $700,000 in June while months of supply moved from 4.4 to 3.9. June's closed-sales count was 24.85% above the prior year, but median days to contract lengthened to 42—evidence that buyers still rewarded accurate pricing and preparation.

  • Qualify the buyer, not just the price. Verify funds, timing and material contingencies before ranking offers.
  • For condos, building health is part of the listing. Budgets, reserves, insurance and structural documentation can determine whether financed buyers can perform.
  • Price for the actual buyer pool. A financeable building and a cash-constrained building are not the same market.
