What the county housing report leaves out, published the day it comes out
Around the 17th of each month the Realtor associations release the prior month's county numbers for Palm Beach, Broward, Miami-Dade, Martin and St. Lucie: closed sales, median sale price, inventory, months of supply and time to contract. Those figures describe the homes that sold. The same day, PBP Real Estate publishes the figure they cannot carry: the share of homes still for sale, county by county and city by city, whose sellers have already cut the asking price at least once. Houses and condos are never blended, and a city appears only with 30 or more active listings.
Each edition is frozen on publication with its own PDF. Later data never rewrites an edition; if a figure is corrected, the correction is dated in the corrections log. Definitions: Seller Blink Rate and recorded days on market. Today's city figures are on the price-cuts pages.

How to use an edition
A seller pricing this month needs two numbers: what comparable homes closed for last month, which the county report gives, and how many sellers nearby have already moved their asking price, which the city cut gives. Reporters may quote any figure with attribution to PBP Real Estate and a link to the edition; each page carries a citation line and the source detail for both the county line and the city line.
