PBP Real Estate editorial and corrections policy
PBP Real Estate publishes South Florida housing figures from its own direct BeachesMLS data feed, refreshed every day, with houses and condominiums always reported separately, every figure dated, and every correction logged in public. This page sets out how those figures and the guides around them are sourced, reviewed, dated and corrected. It applies to the PBP Data Desk, the city and neighborhood market pages, the press kits and the guides.
Who writes and reviews what you read here?
Gia Freer, Broker of Record (Florida broker license BK689801, licensed since 2000), and Grant Freer, Owner and Broker Associate (Florida broker license BK3077984), answer for every figure and every guide. Scripts calculate the tables from the data feed every day, and no AI writes them. Automated checks hold back any edition that fails; a licensed broker sets the methods and answers for every figure. Where do the figures come from?
- One direct feed. Market figures come from PBP Real Estate's own BeachesMLS data connection, covering Palm Beach, Broward, Miami-Dade, Martin and St. Lucie counties, refreshed every morning. Listings permitted for internet display only.
- Every figure is dated. Each one states its period, its source and the date it was retrieved. Closed-sale medians use the latest full month next to the year-to-date figure; today's homes for sale are shown as counts.
- Houses and condominiums are never blended. Property type follows the county tax legal description: a unit in a condominium is reported as a condominium whatever the listing calls it. City pages carry city figures only.
- Small samples are withheld. Medians resting on fewer than five sales are not published; counts are shown instead. Sold-versus-asking sentences and the cut-versus-held comparison need 30 or more closings in each group.
How are the key figures defined?
- Sold versus asking price. The original asking price comes first, because it is where pricing starts; the final asking price, after any reductions, sits beside it.
- Counted days. Days to sell are counted from the listing contract date to the purchase contract date, plus recorded time from any earlier listing of the same home, rather than taken from a days-on-market counter.

What happens to a figure after it is published?
A new edition is published each day the data refreshes, and dated editions keep their original figures: a dated figure never changes after publication. A routine refresh is not a correction; a number that moves because the listings moved is the data doing its job. Monthly press editions are kept in the press archive.
How are mistakes corrected?
When a published figure, label or file was wrong, it is fixed and the fix is logged on the public corrections log: the date, what was wrong and what changed. Entries are added, never edited or deleted; an entry that turns out to be wrong gets a further entry. The most recent entry is dated September 28, 2026. Corrections are also shown inside affected downloadable files, not only beside their links.

Email info@pbpre.com with the page address, the figure and the date printed on the page. The figure is checked against the source feed, you get a reply with what was found, and any correction is logged on the public corrections log.
Do I need to sign up to read the figures?
No. Every figure on the site is free to read, with no sign-up. Figures may be cited with attribution to PBP Real Estate and a link to the page the figure came from.
