How Do I Sell a Florida Home From Israel?
You can sell a South Florida home from Israel without flying back once. Listing paperwork, disclosures, offers and counteroffers are e-signed. The deed and the other notarized closing documents are signed by remote online notarization under Florida law, by a mail-away package, or through a power of attorney approved before closing. What actually needs planning from Tel Aviv, Jerusalem or Netanya is not the paperwork. It is the empty house, the insurance on it, who opens the door, and your tax status at the moment of closing.

What can be signed from Israel, and how?
Everything, in one of three ways. Listing agreement, seller disclosures, MLS input forms, the purchase contract and every addendum are e-signed. For closing, the deed and the affidavits that must be notarized are handled by: remote online notarization, where you appear by audio-video before a Florida RON notary and sign electronically; a mail-away package that you sign before a notary in Israel and return by courier, which the title agent will want authenticated; or a power of attorney drafted for Florida real property and approved by the title underwriter and, if there is a mortgage payoff, by that lender. The power of attorney is the option most often left to the last week and the one that most often delays a closing. Decide on the mechanism when you list.
How do we handle the time difference and the deadlines?
Plan the response windows before the listing is live. Israel is seven hours ahead of Florida for most of the year. Offers arriving in a Florida afternoon reach you in your late evening; we agree in advance how many hours you need and we write that into how we handle counteroffers. The inspection period in a Florida contract is a hard deadline measured in days; a repair request or a cancellation missed by a night costs real money. Nothing about the distance changes the contract; it only changes how we schedule around it.
Who looks after the house while it is on the market?
This is the step remote sellers underestimate. Someone has to open for the photographer, inspections, the appraisal, the survey crew, and any repairs. A lockbox handles showings. We attend the inspection and the appraisal in person. For the months in between, a monthly walkthrough with photos, air-conditioning running with a humidity target, irrigation checked, and landscaping cut prevent the humidity damage, pests and code-enforcement notices that do more harm to an empty South Florida house in three months than in three years of occupancy.
Insurance is the largest single risk. A standard Florida homeowners policy typically limits or excludes coverage after the home has been vacant for a defined period, often 30 or 60 days. Tell your carrier the home is vacant and get a vacancy endorsement or a vacant-home policy in writing. If the property is a condo, confirm the association has your Israeli contact details and an emergency key holder.
What title problems take longer to fix from abroad?
The ones nobody looked for until there was a contract. A deceased co-owner, an ex-spouse still on the deed, a contractor lien, a mortgage satisfaction that was never recorded, or an inherited interest that never went through probate. Each is solvable; each takes weeks longer when the seller is in Israel and documents need authentication. Ask the listing brokerage to order a title search when the listing goes live, not after a buyer is found. What is my tax position as a seller living in Israel?
Your U.S. tax status at closing decides the withholding question, not your address. FIRPTA withholding applies when the seller is a foreign person for U.S. tax purposes; a U.S. citizen living in Israel is not, and signs a certification of non-foreign status. A former green-card holder or a non-citizen may be a foreign person, in which case the buyer withholds a percentage of the gross price and remits it to the IRS unless a withholding certificate has been obtained before closing. Capital gains follow federal rules, and if the home was rented after you left, depreciation and the primary-residence exclusion both need a proper look. Israel taxes its residents on worldwide income, with treaty relief and with the benefits new immigrants receive under Israeli law. Put these questions to a cross-border CPA before you list; the answers affect timing, and withholding certificates are not quick.
If there is a tenant in the property
A lease survives the sale. The buyer takes title subject to the tenant's lease, which narrows the pool to investors unless the lease ends before closing. Deposits transfer at closing. Showings need proper notice under Florida landlord-tenant law and a cooperative tenant. If the lease has months to run, listing at the right moment matters more than listing today, and we will say so.
