Moving to Boynton Beach: A Complete 2026 Guide for Buyers and Sellers
Boynton Beach is the value position on the Palm Beach County coast. It sits directly between Delray Beach and Lake Worth Beach with the same ocean, the same Intracoastal, and the same county services, at prices below its better-known neighbors - which is precisely why it has been one of the county's fastest-changing cities. The U.S. Census Bureau put the population at about 82,400 as of July 1, 2025, and thousands of new downtown residences are under construction or approved around the Town Square redevelopment. If you are moving here in 2026, the decisions that matter are which of Boynton's very different housing zones fits you, what insurance and taxes will actually cost, and - if you already own here - whether this is the moment to sell.
Why people move to Boynton Beach
- Coastal access without a Delray or Boca price. Oceanfront Park, the Boynton Inlet, and Boynton Harbor Marina put boaters a half mile from ocean access, and beach parking is far less contested than in downtown Delray.
- A downtown being rebuilt in real time. The Town Square district around the new city hall, library, and cultural center is the anchor for a wave of residential development, including a 465-unit apartment project and a phase financed with a $160 million construction loan in 2026. City reporting counts roughly 3,750 residences under construction or approved, concentrated downtown.
- Every housing type in one city. Waterfront and near-beach east of Federal Highway, mid-century single-family in the central corridors, 55+ and golf communities west of I-95, and new-build townhomes toward the western edge.
- Florida's tax structure. No state income tax, homestead exemption on a primary residence, and the Save Our Homes assessment cap.
- A genuine central location. Roughly midway between Boca Raton and West Palm Beach; both Palm Beach International and Fort Lauderdale-Hollywood are reachable within about 30 to 45 minutes depending on traffic.
The housing market, honestly
Boynton Beach is part of the Palm Beach County market, and the county is currently two markets in one. In June 2026 the county's median single-family sale price was $700,000 at 3.9 months of supply - a seller's market - while the median condo/townhouse was $325,000 at 7.2 months of supply, which is balanced and gives condo buyers real negotiating room. Nearly half of all county closings, 49.5%, were all-cash. (Source: BeachesMLS/Florida Realtors monthly statistics, June 2026; current figures on our Palm Beach County market report.)
Two implications for a Boynton buyer:
- On single-family homes, come prepared. Well-prepared, correctly priced houses move; you are competing against cash.
- On condos, take your time and read the documents. Supply is roughly double the single-family level, and buildings vary enormously in reserve funding and assessment risk.
We publish current county-level data monthly rather than city medians, because city-level figures from third-party sites for a market this segmented vary wildly depending on which slice of it is being measured. For a specific address or community, we run the comparable sales directly.
Where people actually live
East of Federal Highway / near the Intracoastal. Older single-family and low-rise condos, marina access, walkable to the beach via the Ocean Avenue and Boynton Beach Boulevard bridges. Highest insurance costs and highest land value; buyers here should read buying and selling waterfront property for how docks, seawalls, and permits are evaluated.
Downtown / Town Square. The newest inventory in the city and the most active construction. Right for buyers who want walkability and are comfortable living alongside a multi-year build-out.
Central Boynton (between Federal and I-95). Ranch homes from the 1960s-80s, the best value per square foot in the city, and the zone where roof, plumbing, and panel age drive both price and insurability.
West of I-95 / Congress Avenue corridor. Established HOA subdivisions, gated communities, and the retail spine of the city.
Far west Boynton (unincorporated). Large master-planned and 55+ communities with a Boynton Beach mailing address but county governance and different school assignments. Verify jurisdiction and zoning before assuming city services or city taxes apply.
Commuting and getting around
- I-95 at Boynton Beach Boulevard, Gateway Boulevard, and Woolbright Road; Florida's Turnpike to the west; Congress Avenue as the practical surface alternative.
- Tri-Rail commuter rail has a Boynton Beach station at 2800 High Ridge Road, just west of I-95 off Gateway Boulevard - direct service toward West Palm Beach to the north and Fort Lauderdale and Miami to the south.
- Brightline does not stop in Boynton Beach; the nearest stations are Boca Raton and West Palm Beach.
- Airports: Palm Beach International (PBI) to the north, Fort Lauderdale-Hollywood (FLL) to the south.
Commute realities worth testing before you buy: I-95 southbound in the morning peak and the drawbridge schedules on the Intracoastal crossings if you live east of Federal.
Taxes, insurance, and the true monthly cost
Property taxes. Palm Beach County property is assessed by the county property appraiser; a primary residence qualifies for the homestead exemption and the Save Our Homes 3% assessment cap. Two things surprise newcomers: the tax bill on a home that just sold is reassessed and can jump substantially from what the prior owner paid, and non-homesteaded and second homes are capped differently. If you are selling one Florida home and buying another, portability may let you transfer accumulated Save Our Homes benefit - a meaningful number for long-time owners.
Insurance. Budget for it early and quote it before your inspection deadline. Roof age, wind mitigation features, plumbing and electrical type, and distance to the coast drive Florida premiums far more than shopping alone does, and flood is a separate policy. Our full breakdown: why Florida home insurance costs so much and how to lower it.
Association dues. Condo and HOA fees are part of the qualifying payment on your loan. In condos, also read the reserve study, budget, and assessment history - Florida's milestone inspection and structural integrity reserve study requirements have reshaped some building budgets.
Buying here: the practical sequence
- Get pre-approved, and compare programs - see FHA vs conventional vs VA in Palm Beach County.
- Decide zone before you decide house: east of Federal, downtown, central, west of I-95, or far west.
- Quote insurance on any home you are serious about, before the inspection deadline expires.
- For condos, obtain the budget, reserve study, milestone inspection status, and assessment history in writing.
- Verify municipal versus unincorporated jurisdiction, school assignment through the School District of Palm Beach County's locator, and flood zone.
- Write with clean terms. Against cash competition, certainty often outbids a slightly higher price.
Selling before you move
Half of the people reading a relocation guide are leaving, not arriving - and if you own a Boynton Beach home, the current single-family market is favorable: 3.9 months of supply countywide and a median of 42 days to contract in June 2026. Three points decide your outcome:
- Price to this month, not last year. Overpricing is still the most expensive mistake in this market: the cost of overpricing your home.
- Document condition. Permits, roof age, insurance history, and disclosures assembled before the first showing - see Florida seller disclosure requirements.
- Plan portability. If you are buying your next home in Florida, coordinate the sale and purchase so the homestead transfer works in your favor.
Selling from another state? That is routine - see selling a Florida home from out of state.
Who Boynton Beach fits - and who it does not
It fits buyers who want coastal Palm Beach County at a lower entry price than Delray or Boca, boaters who want inlet access, retirees weighing 55+ communities west of I-95, and anyone who wants to buy into a downtown before it finishes changing.
It fits less well buyers who want a finished, polished downtown today, buyers who need a Brightline station in their own city, or buyers unwilling to underwrite older housing stock on roof, plumbing, and electrical condition.

Boynton Beach Relocation Questions and Answers
Is Boynton Beach a good place to live in 2026?
It suits buyers who want coastal Palm Beach County access - beach, Intracoastal, inlet, and marina - at prices below Delray Beach and Boca Raton, along with a downtown that is being substantially rebuilt around the Town Square district. The trade-off is living through several more years of construction and an older housing stock in the central corridors.
How much do homes cost in Boynton Beach?
Boynton is part of the Palm Beach County market, where the median single-family sale price was $700,000 and the median condo/townhouse was $325,000 in June 2026 (BeachesMLS/Florida Realtors). Boynton generally prices below the county's coastal averages in Delray and Boca, with a wide spread between near-beach property and homes west of I-95.
Does Boynton Beach have a train station?
Yes - Tri-Rail commuter rail serves Boynton Beach at 2800 High Ridge Road, west of I-95 off Gateway Boulevard, with service north toward West Palm Beach and south toward Fort Lauderdale and Miami. Brightline does not stop in Boynton Beach; the nearest Brightline stations are Boca Raton and West Palm Beach.
What is the population of Boynton Beach?
The U.S. Census Bureau estimated about 82,400 residents as of July 1, 2025. Local reporting in 2026 put the figure above 83,000 with roughly 3,750 residences under construction or approved, mostly downtown.
Are property taxes high in Boynton Beach?
Florida has no state income tax, and a primary residence qualifies for the homestead exemption and the Save Our Homes 3% assessment cap. Expect the tax bill on a home you buy to be reassessed and to differ - often substantially - from what the seller paid. Long-time Florida owners buying again may be able to transfer accumulated benefit through portability.
Should I buy east or west of I-95 in Boynton Beach?
East means proximity to the beach, Intracoastal, and marina, with higher land value and higher insurance costs. West means newer construction, HOA and gated communities, 55+ options, and typically lower insurance. Far west addresses with a Boynton mailing address are often unincorporated county, which changes services and school assignment - verify before you write an offer.
