What are the steps to buying a home in Florida?

Get your financing in place, agree on what you are looking for and where, view properties, then make a written offer. Once it is accepted you have an inspection period, a financing and appraisal period and, in a condominium, an association document review period, and you close roughly 30 to 45 days later with a title company or attorney.

How much are closing costs for a buyer in Palm Beach County?

Budget for lender charges, inspections, prorated taxes, recording fees, and in a condominium the association estoppel and transfer fees. In Palm Beach County the seller customarily pays for owner's title insurance; in Broward County the buyer customarily pays, which is a real difference when you shop across the county line.

Do I need a buyer's agent in Florida?

You need someone contractually working for you rather than for the seller, and since 2024 that relationship is put in writing at the outset, including how the agent is paid. Ask any agent to explain their agreement and their compensation before you tour a single property.
