Palm Beach County home selling timeline, July 2026

In July 2026 the median Palm Beach County single-family home went under contract in 41 days and closed 82 days after it was listed. The median condominium took 69 days to contract and 112 days to close. Those are medians, which means half of all sellers were faster and half were slower, and the spread between a well-prepared house and a poorly prepared one is far wider than the spread between neighborhoods. Plan on roughly three months from listing to closing for a single-family home and closer to four for a condominium, then work backwards from the date you actually need to be out.

The current numbers, separated the way they should be

Single-family and condominium markets in Palm Beach County are not moving at the same speed, and blending them produces a number that describes nobody's house. Here is the July 2026 county picture as published by MIAMI REALTORS + RWorld with BeachesMLS data:

Total county sales rose 15% year over year to 2,250 transactions, the eleventh consecutive month of annual gains. So the market is absorbing more homes than a year ago, but a condominium seller is still working inside a market with nearly twice the supply and a longer runway. Time to contract and time to closing are two different clocks

Sellers usually think about one number. There are two, and only the first is under your control.

Time to contract is the marketing clock: listing date to signed contract. Price, presentation, photography and the condition of the property drive it almost entirely.

Time to closing is the transaction clock, which in Palm Beach County typically adds 30 to 45 days for a financed buyer and can be 10 to 21 days for cash. Inspection periods, association approval on condominiums and HOA homes, title work, lien searches, the lender's underwriting and the insurance quote all live here. Cash is a real accelerator locally: cash accounted for roughly half of all Palm Beach County closings through 2026, which is why some sellers here close far faster than the national picture suggests.

The gap between the two clocks in July 2026 was 41 days for houses and 43 for condominiums. That gap is where deals die, and it is the reason an experienced listing agent spends as much energy on the contract-to-close period as on the marketing period.

What actually moves your timeline

Price. Nothing else is close. In July 2026 the typical Palm Beach County single-family seller received 95% of the original list price; the typical condominium seller received 92%. Homes that start above the market do not sell slowly at the high price and then sell at the right one. They sell later, for less, after the price reductions have told every buyer's agent that something is wrong. Property type and association. A condominium in a building with a completed milestone inspection, funded reserves and a clean, quickly delivered document package sells materially faster than an identical unit in a building where the estoppel takes two weeks and the reserve study is unresolved. Insurability. Roof age, the four-point inspection and the wind mitigation report now decide who can buy your home and at what monthly cost. A roof at the end of its insurable life narrows your buyer pool to cash and renovation lenders, which lengthens the timeline regardless of price. Price band. Sales above $1 million rose 36.5% year over year in July 2026 countywide, but luxury inventory still turns more slowly than the mid-market because the buyer pool is smaller and more of it is discretionary.

Season. South Florida demand is not flat across the year. Contracts written between January and April close into a deeper buyer pool that includes seasonal residents; late summer is quieter. Because there is a 60 to 90 day lag between listing and closing, a seller who wants to close in season needs to be on the market before it arrives.

Condition and access. Homes that show on short notice sell faster. Restricted showing windows are a real cost measured in days.

Note what these say and do not say. They measure homes that sold, not homes still sitting. A city median of 21 days does not mean your Boca Raton house will be under contract in three weeks; it means correctly priced Boca Raton houses were.

A realistic calendar for a Palm Beach County seller

  • Weeks minus 3 to 0: preparation. Cleaning, decluttering, landscaping, small repairs, pre-listing document gathering, photography. On a condominium, order association documents now.
  • Days 1 to 41: on market to contract. Expect the most showing activity in the first two weeks. If two weeks pass with traffic and no offers, the market is telling you about price, not about patience.
  • Days 41 to 55: inspection and negotiation. Repair requests, insurance quotes, association application.
  • Days 55 to 82: financing, title, closing. Lender underwriting, title and municipal lien search, walkthrough, closing.

If you need certainty on the back end - a closing date tied to a purchase, a move out of state, an estate that must be settled - build slack in and tell your agent the real deadline on day one.
